Most people in Ireland do not need garden sauna planning permission, as long as the sauna sits behind the house, is under 25 m² and stays within the height limits for garden buildings. However, the rules change if you live in a protected structure, a conservation area or an apartment, so it is worth checking before you order.

Garden sauna planning permission rules (Republic of Ireland)
In the Republic, a garden sauna is generally treated like a shed or garden room. That means it is usually exempted development if it meets these conditions:
- It is behind the front wall of the house.
- It is no bigger than 25 m², including any other garden buildings already there.
- It leaves at least 25 m² of private garden for the house.
- It is no higher than 4 m with a pitched roof, or 3 m with a flat or curved roof.
- It is not used for sleeping, business or keeping animals.
For the full detail, see the Citizens Information guide to planning permission.
Northern Ireland
Northern Ireland has similar permitted development rules for outbuildings. Most garden saunas behind the house are fine without an application. However, check with your council or nidirect if you are near a boundary, in a conservation area or in a listed building.
Typical sauna sizes and the limits
| Sauna | Footprint | Height | Planning |
|---|---|---|---|
| 2-person barrel sauna | approx. 3 m² | approx. 2.2 m | Usually exempt |
| 4-person barrel sauna | approx. 4.5 m² | approx. 2.3 m | Usually exempt |
| Cabin sauna with porch | 6–10 m² | 2.5–3 m | Usually exempt |
Wood-fired saunas and neighbours
A wood-burning stove means smoke from a flue. So, place the sauna where smoke won’t blow straight into a neighbour’s window, burn only dry hardwood, and fit a spark arrestor. Also, keep the flue well clear of trees and fences.
